hv visited some flats these 2 days. here, it's so difficult to get a good one (1 or 2 rooms w/ appliances) for rental <$5000, its' crazy! my company's budget is $4500 for all things incl electrcity n gas. i heard 10 yrs ago, house prices were not so expensive, fast development is main reason.
if u are me, will u choose...(location ignored)
1) $2k-2.5k: 1 room 1 "ten" n all things incl / immediate available but v small / cant let +3ppl to stay / 'tong' house 3/f
2) $3k: 1 open flat like hotel / tv n air-cond only / no cleaning machine n freezer / 'tong' house 3/f
3) $3.5k: 2 rooms 1 "ten" / parts of applicances incl but so old-fashioned furniture / 'tong' house 3/f
4) $4: 2 rooms 1 "ten" / parts of applicances incl but so old-fashioned furniture / 'tong' house below 3/f
5) SHARE WITH COLLEAGUES for 3-room 'lift available' flat @$8k

Considering spacious room for yourself and your guests stay, I would prefer no.3 - 2 rooms+1 living room for $3.5k which you can still have $1k to spend on electricity and gas stuffs like that. What kind of old fashioned furnitures they have? Can you just live with that? Or do some makeover yourself later?
Just based on your info. provided, I firstly delete no.2, then no.1 coz it's too small for inviting any guests. If only 1 floor different from no.4, why I don't choose no.3 where is 1K cheaper? Still, I can't imagine how old those furnitures are but I think they would be replaced one by one when certain $$ were gained someday, it seems not a big problem yet...
